You can price with real information. If the report shows a newer roof and well-kept mechanical systems, you can point to that. If it shows work that is due, you can account for it in your price instead of being surprised by a lower offer.

Two common worries for sellers are the roof and moisture. Both are hard to judge from the ground.

A drone roof inspection lets the inspector view the roof surface up close without walking on it, which is useful on steep or high roofs where a ladder is not practical. Thermal imaging reads surface temperature differences, which can point to possible moisture or insulation gaps that the eye can miss. It is a screening tool, not a final answer. A flagged area tells you where to look closer, and a specialist may confirm the cause if needed.

  • Replace burnt-out bulbs so they are not reported as electrical faults
  • Gather paperwork for past repairs, permits, and upgrades
  • Plan to be away during the inspection or stay out of the inspector's way
