Drone Roof Inspection Victoria: A Safer Look at Your Roof

A drone roof inspection Victoria homeowners and buyers can use gives a clear view of roof condition without anyone climbing a ladder or walking on fragile surfaces. For a part of the house that often costs the most to replace, that is a practical upgrade over guessing from the ground.

Why Roofs Are Hard to Judge from the Street

Roofs on the Saanich Peninsula and around Greater Victoria come in every kind of challenge: steep pitches, multiple levels, tall chimneys, and surfaces that stay damp for months. Moss and shade can hide worn shingles. A roof that looks fine from the driveway can have problems that only show up from above.

Walking a roof also carries risk for the inspector and for the roofing material. Wet cedar, aging asphalt, and tile can be damaged or slippery, which is a good reason to keep boots off them when a camera can do the job.

What Aerial Photos Can Show

Shingle wear and damage. Curling, cracking, lifted tabs, and bare patches are easy to spot in close, high-resolution images.

Flashing and penetrations. The seals around chimneys, vents, skylights, and valleys are common leak points. A drone can capture them from several angles in minutes.

Moss and debris buildup. Heavy growth holds moisture against the roof surface and can shorten its life. Photos show how widespread it is.

Gutters and drainage. Overflow marks, sagging sections, and blocked downpipes show up from above where they are hard to see from the ground.

Chimney condition. Cracked crowns, loose caps, and deteriorating mortar are visible without scaffolding.

Photos Are Part of the Report, Not an Extra

The images are only useful if they are tied to a specific finding. In a Maximum Home Inspections report, drone photos sit beside the written notes on the roof, so you can see exactly what the inspector is describing and share it with a roofer if you need a quote.

The Limits

A drone shows the outside. It cannot tell you what the attic framing, underlayment, or insulation looks like, and it does not replace an interior check for water staining. That is why the roof review is paired with the attic and ceiling inspection, and why thermal imaging is used as well to look for moisture that is not visible on the surface.

Included, Not Add-On

Drone roof inspection is included standard with every home inspection from Maximum Home Inspections, along with thermal imaging and a same-day report. Inspector Vasili Skrivanos (BC License #78827) has served Victoria, Oak Bay, Sidney, North Saanich, Central Saanich, Saanich, and the West Shore since 2019.
